Application Submitted For Redevelopment Of Mall Property

Trademark Properties has submitted plans for the redevelopment of the 80-acre property currently home to North Point Mall into the area’s next walkable live-work-play district that will be rebranded as simply “North Point.”  The submitted plans call for a large portion of the mall to be demolished, while the remaining exterior facades and interior spaces would be renovated and opened out to a public realm with large green space. The plans also propose large areas of existing surface parking being transformed into new streets, green spaces, trail way links, and buildings.

The property owner has submitted an application to the City in which they request variances from City codes and a change in zoning they say are necessary to carry out the planned redevelopment.  That application and the associated plans are now available on the City website (SEE APPLICATION AND PLANS)

The developer’s application proposes that the first phase of the redevelopment encompasses 85,200 square feet of new retail, restaurant, and service space, a 50,000 square-foot retail/entertainment anchor space, a 15,000 square-foot food hall, 25,000 square-feet of entertainment space, 25,000 square-feet of creative office/coworking space and 320 for-rent multifamily residential units.

According to the application that has been filed, the developer proposes to create outdoor spaces that would include:

• 10,500 square-foot Event Plaza that can accommodate more than 2,500 concertgoers
• Interactive water features
• Intimate pocket parks with art and soft seating 
• Village green space with outdoor dining
• Sustainable Park that collects and redistributes storm water
• Variety of meandering paths and gardens, including a food and beverage garden with a specimen tree
• Streets designed with wide, walkable, and bike-able sidewalks, with trees and landscaping that provide a buffer from cars

The City has scheduled public hearings on the application to be held in June, but the public will also have an opportunity to hear directly from Trademark Properties during a Community Zoning Information Meeting on May 11.  (GET MEETING DETAILS)

For neighborhoods in close proximity to the mall site, staff from the City’s Community Development Department are available to meet with homeowners’ associations or neighborhood groups to provide information on the application that has been submitted and how the developer’s requests align or do not align with existing City codes and development ordinances.  Neighborhoods interested in scheduling such a meeting should contact Alex Callum at acallum@alpharetta.ga.us or call 678-297-6074.

The goal of these meetings is to provide residents with as much information as possible so they can form their own opinions about the application and proposal before hearings are held by the Planning Commission and Alpharetta City Council so they can better participate in the hearings and decision-making process.
