We learned a lot about ourselves in 2020, but two of the biggest lessons were that, thanks to technology, we can work from pretty much anywhere and that the places where we want to work are amenity-rich and encourage us to connect with each other and the activities and environments that are close by. As a result, successful companies now seek out locations connected to natural, outdoor spaces, and traditional office parks and retail centers are working to evolve into those types of places.
Research has shown that commercial buildings located near and connected to green spaces tend to command higher rental rates and sales prices compared to similar properties without access. Green spaces can create a sense of tranquility and connection to nature, which can be highly valued by businesses and individuals looking for a conducive and sustainable environment.
To aid commercial property owners in that evolution the City of Alpharetta is introducing its Connect Forward Grant Program, a funding opportunity focused on encouraging property owners to create experiential environments and connections to green spaces that attract and engage tenants, workers, and the public. This will help to reposition traditional commercial properties to better match modern trends, thus attracting employment opportunities and promoting trade and commerce.
Primarily, the Connect Forward Grant Program is established as a tool to incentivize the development of connections between commercial properties and public path and trail networks like the Alpha Loop and Big Creek Greenway. The program can also be used to support projects that replace parking lots and hardscapes with centrally located greenspaces. Grants for eligible projects will be made available on a matching basis, with the City offering awards of up to ten percent (10%) of the total project cost, with a maximum award of $15,000.00 per project.
