Community Zoning Information Meeting

A lot is happening in Alpharetta, and sometimes it can be hard to keep up with the latest on what private developers are building around town. Wouldn’t it be great to be in the know?

Each month we host a drop-in style conversation for Alpharetta residents to hear directly from developers who have submitted zoning, variance, and other public hearing applications that will soon be heard by the Planning Commission and/or City Council. Held at City Hall, it is an informal opportunity for residents to get information about the proposals and pose questions directly to the developers. This way, residents are better informed and are prepared to share their thoughts and opinions during the upcoming public hearings.

Cases to be featured this month include:

CLUP-24-01/Z-24-04/V-24-04:  Upper Hembree Tract/Empire Communities
Location:  1180 Upper Hembree Road
Consideration of a comprehensive land use plan amendment, rezoning and variances to allow for the redevelopment of the former’s Harry’s Market with a 149-lot single-family detached subdivision on 19.32 acres. A comprehensive land use plan amendment is requested from Commercial to High Density Residential and a rezoning is requested from PSC (Planned Shopping Center) to R-8D (Dwelling, ‘For-Sale’, Detached Residential – High Density). Variances are requested to Unified Development Code (UDC) Subsection 2.2.9(D) to increase building coverage by principal buildings from 40% to 65%, and reduce minimum lot width from 50’ to 31’ and to UDC Subsection 3.2.8(B)(1)(a) to reduce the 50’ undisturbed buffer.

Z-24-06/PH-24-06/V-24-06:  55 Canton
Location:  44 Old Canton Street
Consideration of a rezoning, parking in-lieu fees, and variances to allow for the construction of mixed-use building with 36 ‘For-Sale’ condominium units and 7,303 square feet of restaurant space on 1.02 acres in the Downtown Overlay. A rezoning is requested from C-2 (General Commercial) to DT-C (Downtown Core) and parking in-lieu fees are requested for approximately seven (7) parking spaces. Variances are requested to increase the maximum building footprint, allow tandem parking spaces, and to increase the building height from 60’ to 66’.

E-24-01:  Greco/1530 Stelten Way Backyard Chickens
Location:  1530 Stelton Way
Consideration of an exception to allow backyard chickens on a 0.47 acre residential property with a chicken coop that is approximately 13’ from the side property line. Unified Development Code (UDC) Subsection 2.3.3(C)(9) Accessory Uses and Structures, Uses Customarily Accessory to Dwellings Located in Residential Zoning Districts requires that backyard chickens be located on a minimum 1-acre property with a single-family detached dwelling and associated structures (chicken coop) having a minimum setback of 25’ from the side and rear property lines.

PH-24-02:  The Garren/154 Kimball Bridge Road Change of Conditions
Location:  154 Kimball Bridge Road
Consideration of a request to change conditions of zoning to allow for the demolition of an existing gymnasium in disrepair and construction of a new structure of similar size and design. Previous conditions of zoning required that the gymnasium be designated as historic, saved and re-used.

PH-24-03:  Wills Overlook Change of Conditions
Location:  531 South Main Street
Consideration of a request to change conditions of zoning to increase the height of townhomes from 3 to 4 stories for a rooftop amenity and to change architecture.
